Longer notes on the questions that come up when planning a garden room: what it adds, what it costs to live with, and the details that decide whether it is still a pleasure in ten years.
Choose a floor that copes with temperature swings, such as engineered wood, luxury vinyl or rubber for a gym. Line the walls in plasterboard or timber boards, build storage into the ends of the room, shade the main glass, and light it in layers. Keep the palette quiet so the garden stays the view.
Sliding doors suit most garden rooms, giving wide views with slim frames; bifolds open fully but have more frame; French doors are the most affordable. Aluminium or timber-aluminium frames last longest. Double glazing is standard, triple worth it on north faces. Plan shading for south and west glass.
Not as a regular bedroom under permitted development. Sleeping makes a garden room living accommodation, which needs planning permission and full building regulations approval. An occasional guest is a grey area; anything more should be planned and approved as an annexe or guest room.
A garden room is powered by an armoured cable buried from the house to a small consumer unit in the room. It is notifiable work under Part P, so it must be done by a registered electrician who certifies it. Expect about £1,200 to £3,000 for the supply and fit-out of a typical room, more for long runs or electric showers.
The best garden room ideas start with where the room sits and how it looks back at the house, not with a product. Choose the spot, the roofline and one material that answers the house, then let the use decide the glass, the floor and the services.
