Garden rooms in Wetherby

Wetherby sits between Harrogate, Leeds and York, and its gardens show it: Georgian town houses with walled yards near the market place, generous plots in Linton and Collingham, and family homes on the estates to the north and east of the town. Each asks for a slightly different kind of garden room.

Houses and gardens

In the old centre, around the Shambles, the market place and the streets running down to the river, plots are narrow and gardens are often walled. Rooms here tend to be compact studios and offices of around 3 × 3.5 m, placed against the back wall to leave the yard usable, with access for materials through a side gate or, sometimes, through the house.

Further out, the 1960s to 1990s estates have wider, more regular gardens. A 4 × 3 m office or a 5 × 3.5 m family room fits easily, usually at the end of the garden facing back towards the house. Side access is common, which keeps labour costs down.

In Linton, Collingham, Boston Spa and Bramham the plots are bigger again, and so are the rooms: gyms, studios with a shower room, and annexes for parents. These are the projects where a higher specification, oversized glass and a more considered roofline make most sense.

Planning: Leeds, not Harrogate

Wetherby looks to Harrogate for much of its shopping and schools, but for planning it is part of Leeds. Leeds City Council decides applications for Wetherby, Boston Spa, Collingham, Bramham, Thorner and the villages in between. The national permitted development rules are the same either side of the boundary; who you ask, and the local design guidance, are not.

Wetherby has a conservation area covering the historic core and the riverside, and Boston Spa, Collingham, Bramham, Linton and Thorner have their own. Inside them, a garden room behind the house is usually still permitted development, but not one between a side wall and the boundary. Listed buildings, of which the town centre has many, always need planning permission for a garden building.

Outside the built-up area, much of the land around Wetherby is green belt. That does not affect a garden room within an existing garden, but a large annexe on a rural plot will be judged against green belt policy, so expect the council to look closely at its size.

For the full limits, see our planning guide.

Ground, river and weather

Wetherby sits on magnesian limestone, which usually gives firm, well drained ground for a base. Ground screws or a shallow slab both work well on most plots, and the limestone that sometimes turns up near the surface can be dealt with by pads instead of screws.

The River Wharfe is the one thing to check. Gardens close to the river in Wetherby, Boston Spa and Collingham can fall in flood zone 2 or 3. A garden room there is usually still possible, but it is worth raising the floor, using screw foundations that let water pass beneath, and fitting sockets and the consumer unit higher than usual. The Environment Agency flood map shows the zone for any address.

Wetherby is a little lower and drier than Harrogate, with fewer frosts, but winters are still cold enough that floor insulation and a properly sealed door make a noticeable difference in a room used every day.

Wetherby questions

Who decides planning for a garden room in Wetherby?

Leeds City Council. Wetherby, Boston Spa, Collingham, Bramham and Thorner are in the Leeds district, even though their postcodes and much of daily life look towards Harrogate and York.

What does a garden room typically cost around Wetherby?

Typically £1,600 to £2,000 per square metre built. A 4 × 3 m office is about £19,000 to £24,000 and a 5 × 4 m garden room about £32,000 to £40,000.

Can I build a garden room in the Wetherby conservation area?

Usually yes, behind the house. Permitted development still applies, except that a room cannot sit between a side wall of the house and the boundary. Listed houses need planning permission.

My garden is near the river. Does that matter?

It can. Parts of Wetherby and Boston Spa close to the Wharfe are in flood zones. A garden room there is usually still possible, but a raised floor, screw foundations and electrics fitted high make sense, and the builder should check the flood map first.

Do you cover the villages around Wetherby?

Yes: Boston Spa, Clifford, Collingham, Linton, Bramham, Thorner, Bardsey, Spofforth, Kirk Deighton and North Deighton among others.
